• Guest and Guest’s entire party must vacate the property no later than 10:00 am. Failure to do so will result in a late fee.

Dreams n Fun Vacation Homes, the owner, and Guest agree as follows: Above guest is an adult over the age of 25 and will be an occupant of the unit during the entire reserved period. Other occupant will be family members, friends, or responsible adults. Use of the premises will be denied to persons not falling within the foregoing categories, and as a result they would have to vacate the property immediately without any refund. No door codes will be issued to anyone who is not an adult over 25 years of age. Unless approved no events, parties, or weddings may take place on the property at any time.

Notifies Dreams n Fun Vacation Homes immediately of any damages. Any damage that occurs during your stay will be charged to your credit card. Any damages, losses or excessive cleaning charges incurred by you, or your group not reported immediately will be charged to your credit card. Guest agrees to pay Dreams n Fun Vacation Homes for the total rental price and/or to reimburse Dreams n Fun Vacation Homes for damages and costs incurred to repair/replace damaged items. I understand that by signing below, I am also accepting liability for any damages caused to the property, unpaid rental fees, or excessive cleaning fees (other than normal use) by myself, or my family and/or guests, including, but not limited to, landscaping, misuse of appliances, and/or equipment furnished. Please report immediately any accidents and or incidents that cause damage to the house, furnishings, decorations, or household amenities that occur during your stay. Unreported damages discovered after check-out will incur a $100 fee in addition to the repair/replacement cost. This policy is in place to allow us to remedy the situation immediately and avoid unnecessary inconveniences to the next tenants. Dreams n Fun Vacation Homes reserves the right at any time during your occupancy to enter the unit for necessary inspection and or maintenance repairs.

Final payment is due 30 days prior to the check-in date. Guest expressly agrees that a valid credit card will be kept on file by Dreams N Fun Vacation Homes in lieu of a security deposit. Guest hereby authorizes Dreams N Fun Vacation Homes to charge the credit card for the cost of repairs, replacement, services, telephone charges or extra cleaning for all damage, breakage and/or loss incurred during his/her stay. Extra cleaning includes, but is not limited to, excessive trash, stains on flooring and furniture, stained linens, dirty dishes, etc. In the event of damage to the premises, its equipment, furniture, or carpeting, Guest shall be responsible for the costs of repairing or replacing such damage. If collection or legal action is necessary, the Guest will be responsible for the costs thereof, including reasonable attorney’s fees. Documentation detailing damages and charges will be provided to the Guest. When reserving with Dreams n Fun, 25% of the total reservation amount will be due at time of booking to your credit card. The remaining balance is due 30 days prior to arrival and can be paid either by check, credit card, debit card, or wire transfer (wire transfer fee may apply). If you would like a different card processed, you must let Dreams n Fun Vacation Homes know prior to this date. Please be advised that some condo associations have strict parking, key, and trash regulations that if not followed may result in a fine to the guest. If charges are incurred, you may be charged a fine after the fact. For reservations made within 30 days of the check-in date, the entire reservation amount along with the valid credit card information will be held as a security deposit, is immediately due in full. Most major credit cards including Visa, MasterCard, Discover, and American Express are accepted. Your reservation is not confirmed until payment is received. After we receive final payment we will send, via email, your confirmation with check-in instructions and directions to the property. ALL GUEST RESERVATIONS MUST HAVE A CREDIT CARD ON FILE FOR INCIDENTALS – NO EXCEPTIONS.

A full refund, minus a service fee of 5%, will be given for cancellations made in writing 30 days before the check-in date. For reservations cancelled within 30 days of check-in, no refunds will be given. Should the owner of any property elect to remove their property from the Dreams N Fun Vacation Homes rental program, the guest shall not hold Dreams N Fun Vacation Homes liable. In such an instance, the guest will be relocated to comparable accommodations determined by the rental agency. If comparable accommodations are not available, the guest will receive a full refund of the reservation amount paid. Dreams N Fun Vacation Homes is not responsible for events beyond its control, e.g. inclement weather, maintenance and construction issues. While we will do our best to notify you of any situation that occurs, no refunds will be issued for events and maintenance problems out of Dreams N Fun Vacation Homes control. We can not offer refunds due to weather related travel delays or pandemics and recommend purchasing Travel Insurance.

Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposits and/or money collected, and the party will not be permitted to check in. You understand that if there are ANY disputes or dissatisfaction regarding the vacation rental property paid herein, that said dispute should be taken up directly with Dreams n Fun Vacation Homes. You agree that you will not request a chargeback or credit to my credit card in connection with any charge made pursuant to this agreement. You hereby expressly waive your rights to request any chargeback against Dreams n Fun Vacation Homes now, and in the future. All complaints must be reported during the customer’s stay and not after departing the property.

If you book directly with Dreams N Fun Vacation Homes, we will send you a confirmation email. If you make a reservation through an external website, the website will automatically send you a confirmation. Payment of the booking will be the acceptance of the terms and conditions clearly listed within this property’s advertisement listing.

All properties are privately owned and equipped for basic vacation needs. Bed linens and towels are available for the number of guests indicated on the guest agreement. Kitchen utensils and a starter supply of soap and paper products are made available for all rentals. Once you run out of the starter supply you will be responsible for providing and purchasing these items, which are available at the local grocery stores. Although each property will be completely equipped for rental purposes, we cannot accept responsibility for aesthetic conflicts. Maintenance problems in the home or apartment will be handled in a timely and professional manner. The reservation amount will not be adjusted due to any malfunction of equipment, which includes TVs, PS, air conditioning units, hot water heaters, stoves, refrigerators, door locks, etc. The property is furnished with Owner’s furnishings and neither the Owner nor Dreams N Fun Vacation Homes will be responsible for providing any additional furnishings or equipment. Furniture is not to be removed from the unit. Blankets and bath towels must remain in the unit. If any item is damaged or stolen the renter will be charged the present time replacement value for the item(s). There is an inventory taken before and after each guest’s arrival and departure.

Guests and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: A. Occupancy exceeding the sleeping capacity stated on this rental agreement. B. Using the premises for any illegal activity including, but not limited to, the possession, serving or consumption of alcoholic beverages by or to persons less than 21 years of age. C. Causing damage to the premises rented or to any of the neighboring properties. D. Any other acts which interferes with neighbors' right to quiet enjoyment of their property. If you are renting a condo or townhome, quiet hours begin at 10PM and end at 8AM, unless otherwise posted. E. Any party, reception, dinner, wedding, or any unauthorized event in which the number of persons at the property exceed the stated occupancy capacity of the property on this rental agreement. Unauthorized events are not allowed, and you will forfeit your damage deposit if an unauthorized event takes place at the property. IF, FOR ANY REASON, LAW ENFORCEMENT IS NOTIFIED DUE TO DISTURBANCES EMANATING FROM THE PREMISES OR GROUNDS, THERE WILL BE A MINIMUM $250 CHARGE TO YOUR CREDIT CARD PER INCIDENT. The maximum number of cars on the property is 3. You must obey the maximum number of vehicles allowed on the property at any time, and no parking is allowed on the street at anytime. YOU WILL BE TOWED IF YOU PARK ON THE STREET OR HAVE VEHICLES EXCEEDING THE STATED CAPACITY. There is no trailer or RV parking allowed at any time and any trailers or RV's will be towed at the expense of the trailer owner. No events are allowed such as weddings, parties, receptions, dinners, etc without prior written approval from Dreams n Fun Vacation Homes and an additional event fee of at least one nights rent and an additional event contract may be required if the event is authorized.

Each property will be inspected and cleaned after your departure. The rental fee you have paid will provide for a full cleaning so that you can enjoy your vacation up to the last moment. YOU ARE REQUIRED to leave the property in the same general condition in which it was received. We would also appreciate it if you would make sure that dishes are placed in the dishwasher and the home is generally picked up and ready to be vacuumed and dusted. ALL PROPERTIES ARE NON-SMOKING. Smoking in the properties will result in an additional minimum $500 charge to the credit card on file or will be deducted from your security deposit. If you smoke outside of the property you must pick up and properly dispose of all cigarette butts. There will be a minimum $100 charge if any cigarette butts are found anywhere on the exterior of the property. Each property has on site bin, follow the instructions posted in the unit for trash removal location.

Unless otherwise stated, we do not allow pets at any of the properties. Animals of any kind are not allowed. If an un-authorized animal is found to have been in the unit a minimum $300 cleaning charge will be charged to your credit card, plus any additional damage that was caused by the animal. This includes scratches to floor, carpet requiring cleaning, pet smell that must be removed, etc. WE WILL FIND OUT IF YOU HAVE AN UNAUTHORIZED ANIMAL IN THE UNIT AND YOU WILL BE CHARGED

All our homes are inspected by a certified bed bug inspector, and they are free of any bed bugs. This inspection is done prior to every arrival. If bed bugs are found, or the effects of bed bugs are noted, after this inspection, it is presumed that these bed bugs were brought into the home by the guest until the guest can show clear and convincing evidence to show otherwise. The treatment to exterminate these bed bugs will be at the guest’s expense.

Dreams n Fun Vacation Homes, does not assume any liability for loss, damage or injury to persons or their personal property. Neither do we accept liability for any inconvenience arising from any temporary defects in appliances or any amenity, stoppage in supply of water, gas, electricity, plumbing, internet, TV, or cable outages. Nor will Dreams n Fun Vacation Homes accept liability for any loss or damage caused by weather conditions, lack of snow, natural disasters, acts of God, or other reasons beyond its control. Refunds will not be issued for any of the aforementioned items. Dreams n Fun Vacation Homes reserves the right to substitute properties. In the event the property reserved becomes uninhabitable or unavailable Dreams n Fun Vacation Homes may substitute a property of similar value. Guests use all bunkbeds at their own risk.

Special risks may be involved when using pool, spas/hot tubs, waterfront properties, roof top decks, or outdoor equipment (bikes, paddleboards, kayaks, etc) and customer assumes all responsibility for himself/herself and their guests and for the consequences of those at risk. Customer agrees to waive any claim whatsoever and hold harmless Dreams n Fun, its Affiliates and the property owner for accidents and claims resulting from accidents and or injury arising from use of the rental property and any of its equipment, porches, decks, stairs, parking area, elevators, pools, hot tubs, etc. Dreams n Fun, its affiliates, and owners, are not responsible for accidents, injury, death, or loss of personal belongings of any kind. Guests shall indemnify and hold harmless Dreams n Fun from any and against all liabilities, claims, expenses, fees, loss of use of actions of any kind arising out of renters or their guests use and occupancy of the premises.

Dreams N Fun Vacation Homes or owner may enter the premises at any time for the following reasons: *Assess damages or malfunctions *Perform repairs and maintenance *Supply services agreed upon by Guest and Dreams N Fun Vacation Homes *If the unit is for sale, we will provide 24-hour notice to show the unit at a reasonable hour *In case of emergency, Dreams N Fun Vacation Homes reserves the right to enter the unit for the purposes of safekeeping and/or prevention of further damage. Dreams N Fun Vacation Homes is not responsible for construction and maintenance at a property that is outside of the unit and no refunds of the reservation amount paid will be given for these inconveniences.

Renters are responsible for the behavior of ALL guests at ALL times while on any of Dreams n Fun properties. Guests are not permitted to occupy a rental property beyond its listed max occupancy at any time or hold any events at the home without approval, and if this occurs Dreams n Fun Vacation Homes reserves the right to terminate the rental agreement immediately without refund. ALL activities must be conducted in a legal and ethical manner, and any action that does not abide by this standard could result in immediate removal from the property.

Should any guest or other occupants of the vacation rental use the property for any illegal or unlawful purpose including, but not limited to the possession, serving, or consumption of alcoholic beverages by persons less than 21 years of age, house parties or keg parties, beer pong, any disturbance resulting in neighborhood complaints or police action, or use of the home in a manner contrary to the provisions of this agreement shall be terminated immediately, guests and all other occupants will be required to vacate the vacation rental and all monies paid will be forfeited. IF DREAMS N FUN VACATION HOMES OR LAW ENFORCEMENT IS DISPATCHED TO VACATION RENTAL HOME DUE TO ANY ILLEGAL ACTIVITY OR DISTURBANCES EMANATING FROM THE VACATION RENTAL OR GROUNDS, THERE WILL BE A MINIMUM $500 CHARGE TO GUEST’S CREDIT CARD.

Vacation Rental Insurance has been made available with your reservation. Vacation Rental Insurance provides coverage for the loss of prepaid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. Trip Cancellation and Trip Interruption coverage is available for events such as a sickness or injury of yourself, family member or traveling companion; flight delays due to adverse weather; interruptions of road service; terrorist acts; and mandatory evacuations. The plan also includes other valuable coverages such as Medical and Dental, Baggage, and Emergency Assistance and Transportation in addition to useful services such as identity theft, concierge and 24/7/365 emergency assistance. We strongly recommend you purchase this valuable protection. Additional terms and conditions apply; please read your Description of Coverage/Policy carefully and contact Generali Global Assistance at 866-999-4018 with coverage questions.

As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $1,500. Any damages that exceed $1,500 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $1,500. Certain terms and conditions apply. The Vacation Rental Damage Protection can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request Customized Services Administrators, Inc. d/b/a Generali Global Assistance & Insurance Services to pay directly Dreams N Fun any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact Dreams N Fun directly if you do not wish to participate in this assignment. PLEASE NOTE any damage to the rental unit upon your arrival and report it immediately to Dreams n Fun Vacation Homes.

The Guest agrees that Dreams N Fun Vacation Homes shall not be liable to Guest, Guest’s guests, invitees or any other person for any injury, loss or damage to any person or property on or about the rental premises or from use of any items provided for guests use such as, but not limited to, beach equipment and sporting equipment or any activities booked thru Great Vacation Retreats. While we do our best to verify activity vendors and activities, we are not responsible for injury, damages or any loss resulting from any activity booked thru Dreams N Fun Vacation Homes. Guest shall hold Dreams N Fun Vacation Homes harmless and indemnified from and against all loss or damage occasioned by use, misuses, or abuse of any part of or fixture on the premises, surrounding areas and from or against any omission, neglect, or default of the Guest and his/her guests or invitees. The Guest acknowledges that Dreams N Fun Vacation Homes is acting solely in the capacity of Agent for the property owner and assumes no liability thereunder. All properties managed by Dreams N Fun Vacation Homes are privately owned. The homeowners are not responsible for any accidents, injuries or illnesses that occur while on the premises or its facilities or from use of any items provided for guests use such as, but not limited, to beach equipment and sporting equipment. The homeowners and Dreams N Fun Vacation Homes are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise and items provided for guests use. Dreams N Fun Vacation Homes does not reserve properties without a completed online reservation form or a signed Guest Agreement. Your reservation is not confirmed until payment is made, and a contract is received. A hold does not constitute a confirmed reservation. Dreams N Fun Vacation Homes is in no way responsible for any financial loss resulting from a reservation. We appreciate your business and look forward to hosting you and your family as our island guests; we thank you in advance for understanding our reservation policy. While we offer direct booking sometimes technology fails or provides the wrong information without knowledge. Dreams N Fun Vacation Homes has the right to cancel any reservations that were booked using information advertised that was unknowingly incorrect. For example, pricing may be too low or minimum nights allowed could be incorrect. These issues are rare. I HAVE READ AND UNDERSTAND THIS AGREEMENT AND I AM AWARE THAT BY ACCEPTING THIS AGREEMENT I MAY BE WAIVING CERTAIN LEGAL RIGHTS, INCLUDING THE RIGHT TO SUE. I DO SO FREELY AND VOLUNTARILY AS PART OF THE DREAMS N FUN VACATION HOMES RENTAL AGREEMENT TERMS AND CONDITIONS WITHOUT ANY INDUCEMENT.

Check in time is 4:00 PM. EARLY CHECK IN TIMES ARE ALLOWED ONLY WHEN THE PROPERTY IS CLEANED AND READY FOR OCCUPANCY AND APPROVAL IS REQUIRED. Please contact Dreams n Fun Vacation Homes no more than 3 days prior to arrival to request an early check in, we are unable to confirm early arrivals earlier than 3 days before your arrival date. There will be a $100 per hour charge for any unapproved early arrivals. Keys will be found in the lockbox at the property location, guests will be provided check-in information via e-mail 7 days prior to arrival. The door code will not be issued with a balance owing or without a signed rental agreement in Dreams n Fun Vacation Homes possession.

Check out time is 10:00 AM, PRIOR APPROVAL IS NEEDED FOR LATE CHECK OUT. There will be a $100 per hour charge for any unapproved late check outs. Please contact Dreams n Fun Vacation Homes no more than 3 days prior to your check out date to request a late check out, we are unable to confirm late departures earlier than 3 days before your departure date. Please leave all keys, remote controls, and card key (if issued) at the location. A replacement fee will be charged for each lost key, remote control, or key card.
